which deed to use 1 Year, 5 Months ago Karma: 0  
If a person has been named as an executor of an estate in Ohio and has a letter of authority to transfer a house/property and that executor is the only beneficiary under the will, what type of deed should he use to transfer the house to himself?

use a personal representative deed. The county probate court should be able to give you a form to use. Otherwise, you may need to hire an attorney.

You can use a quit claim deed to. All that you need to state is who has been appointed as executor, reference the probate court docket number and then transfer the property to the beneficiary or third party. The title of the deed is irrelevant ("personal Representative Deed" or "quit claim deed".
