If I negotiate with a landlord to break a lease to which i signed a personal guarantee, what document should be signed by us to protect me from future claims?

Thanks, Its a residential lease to which I am breaking 4 months early. Rent is $850/m

make sure you execute a broad form lease termination agreement that references claims arising under the lease document for the term of the lease and future dates.
