i know there has been discussions in this forum about conflicts of interest. But, as an attorney can I give away legal my services at no charge so that I can get a bigger commission when i sell a property for my client?

Ethics committees are concern with full disclosure and how severe the conflict is. So, if there is full dicslosure and the conflict is not adverse, have the client sign a waiver. Sometimes brokering a deal for your client pays better than doing the legal work. It happens all the time. In California, attorney take an equity interest in the company as payment for legal services.
